Re: kitchen, yeah so. The landlord can install a kitchen and have it as part of the rent, but it's become more and more common for a renter to buy a kitchen and sell it on to the next renter. But since I'm moving into a recently constructed building as the first time renter, and my landlord doesn't equip it with a kitchen, it's up to me to buy one. There's some systems where you can agree with the landlord to have them pay half and then pay it off via rent in either direction until one of you is the sole owner, but that's not one my landlord offered so ¯\_(ツ)_/¯ on the upside, if I don't want to sell my kitchen on and it fits into my next flat, I can take it with me <.< which I'm highly inclined because it's a) super expensive and b) I love it with all my heart lol
